Air quality and comfort in Cape Coral and Southwest Florida

Cleaner air, better airflow and smarter control. Filtration and humidity, duct cleaning and sealing, and smart thermostats, for the problems that a colder setpoint never actually fixes.

What this covers

Indoor air quality

Filtration, UV purification and humidity control, chosen after a technician measures what is happening in your house rather than from a catalogue.

Duct cleaning and sealing

The usual reason one room never matches the rest of the house, and the usual reason a bill goes up without anyone changing how they use the system.

Smart thermostats and zoning

Control that matches how the property is actually used, which matters most in a house that sits empty part of the year.

The measurement comes first

Comfort problems look alike and have very different causes. Buying equipment for the wrong one is the expensive way to stay uncomfortable.

The house is cold but it feels clammy. What is wrong?

That is a humidity problem, not a temperature one, and it often means the system is oversized: it hits the setpoint fast, shuts off, and never runs long enough to pull the moisture out. A blocked condensate drain, duct leaks pulling attic air in, or the fan left on ON instead of AUTO produce the same feeling.

Some rooms never cool properly. Do I need a bigger unit?

Usually not. If the air is not reaching the room, a bigger unit pushes the same air to that room and short-cycles on top of it. The cause is normally the ductwork, the balancing, the returns or the lack of zoning, and that is what an airflow measurement tells you.

Where should I start?

With a measurement, not with a purchase. That visit is a service call, $148 in business hours until 5:00 PM, and it is what separates a duct problem from a sizing problem from a humidity problem. Call +1 (239) 851-5644 and describe what the house is doing.

What should indoor humidity be in a Florida home?

Between 45 and 55 per cent suits most homes here, and the EPA points at 30 to 50 per cent for keeping mould away. Above 60 per cent the house feels sticky whatever the thermostat says, and cooling harder stops helping at that point.

Why does the house smell musty when the system starts?

Usually the system itself: a wet coil, a blocked condensate drain or standing water in the air handler, which in this climate is where things grow. Duct leaks pulling attic air into the system produce the same smell. It is worth looking at before the humid months rather than after.

Should I have anything checked after a storm?

Yes. Water in a duct system does not simply dry out here, and a roof leak over an air handler puts moisture exactly where it does most harm. After flooding, storm damage or a burst pipe, a look at the system is worth the visit.

Does duct cleaning fix a musty house?

Only if what is growing is in the ducts. More often the cause is a wet coil, a blocked drain or a duct pulling humid attic air into the system, and cleaning deals with the symptom while the cause keeps producing it. The measurement is what tells the two apart.

Do I need a dehumidifier or a bigger air conditioner?

Almost never a bigger air conditioner. An oversized unit cools the air fast, shuts off before it has pulled the moisture out and leaves you with a cold clammy house, which is the complaint we hear most often in this climate. A dehumidifier is one answer; so are the drain, the duct leaks and the fan setting, and those get checked first.
